Building Services Supervisor

An opportunity exists within the Building Services Department, Cul De Sac to fill the position of 
Building Services Supervisor.

The Building Services Supervisor will be accountable to the Civil Engineer for technical support and oversight in the planning, designing, construction, project management, maintenance and administration of all LUCELEC’s Facilities.
 
Some of the primary responsibilities of this role include but will not be limited to:
  • Utilize computer-aided design software and drafting equipment for carrying out in-house design solutions for Civil Engineeing-Related Projects and Initiatives.
  • Assist with the preparation and implementation of preventive maintenance programmes.
  • Oversee the maintenance of all the company’s facilities including buildings, grounds, fences, pavements, air conditioning, water and wastewater systems.
  • Conduct regular inspections of all the Company’s Facilities to ensure adherence to Health & Safety Policies as it relates to the maintenance of those facilities.
  • Ensure that the fire prevention equipment is kept in a functioning condition.
  • Schedule, generate and manage work orders from preventive maintenance programmes as well as work requests for emergency trouble calls from internal stakeholders.
  • Oversee the preparation of buildings and grounds for various festive activities and other company events.
  • Prepare Bills of Quantities and Cost Estimates for in-house projects and maintenance-related tasks as part of the Competitive Bidding process for both Capital Works and Operations and Maintenance Contracts.
  • Maintain contractors’ personal and company information, official maps, drawings and master plans; research and reference material in a database for use.
  • Assist with the administration of the procurement process from start to finish ensuring value for money and timely delivery of foreign and locally-supplied material supplies, goods and services for the maintenance of all facilities.
  • Make recommendations on the most suitable suppliers or vendors which provide cost proposals for the supply of goods and services based on an assessment of cost, lead times and quality.
  • Assists in the project budget request and Capital Release process.
  • To coordinate contractor work and payments through the appropriate software.
The ideal candidate must possess:
 
Education & Experience:
  • Associate Degree in Construction Engineering, Architectural Technology or similar construction-related field
  • A minimum of 5 years of professional experience, including experience in facilities management construction technology, customer service and at least 1 year of experience at supervisory level.
  • Valid Driver’s License
  • A certificate in Project management from an accredited Project Management Institute, CAD Draughting and Design, Cost Estimating, Supervisor Skills and Occupational Health & Safety would be an asset.

  • Perform technical support for engineering designs
  • Analyze and compile technical and statistical information and prepare reports
  • Work independently in the absence of supervision
  • Adapt to changing technologies and learn functionality of new equipment and systems
  • Communicate clearly and concisely, both orally and in writing
  • Interpret and apply company policies and procedures
  • Work under pressure and meet deadlines
  • Operate still and video cameras for accurately recording field conditions and gathering data
  • Respond to difficult and sensitive staff inquiries
  • Solve problems using innovation and available resources
  • Prepare and maintain accurate engineering records
  • Work on weekends, public holidays and after hours
  • Read blueprints, interpret standard drawings and specifications, survey notes, maps and reports
  • Work in the field executing physical tasks and adapt to office environment as required
