Building Services Technician

An opportunity exists within the Engineering Division, Cul De Sac to fill the position of Building Services Technician

JOB SUMMARY

To maintain and ensure the cleanliness, functionality, and safety of all LUCELEC buildings and compounds, and prepare accurate cost estimates and detailed construction drawings, to support projects within the Facilities & Construction Management Section;

 ESSENTIAL DUTIES
  •  Ensures the highest quality in building repair and maintenance works, through regular monitoring and inspection, to confirm that contracted works are performed in accordance with specifications, Company standards, safety and regulatory requirements;
  • Monitors the electrical, plumbing, carpentry, landscaping, housekeeping and civil works relating to LUCELEC’s buildings, through regular inspection, to verify compliance with safety standards and regulatory guidelines, identify issues and to facilitate the development of a preventive maintenance programme;
  • Implements the building preventive maintenance and repair programme, by using a checklist, to enhance maintenance efficiency and to ensure the Company’s facilities remain in good working condition;
  • Prepares building/construction drawings, cost estimates and bill of quantities for the various projects, to facilitate the efficient execution of the construction process, accurately predict quantity and cost of project resource requirements and to ensure the finish product accurately reflects the intent of the Company;
  • Documents or ensures the documentation of all tasks undertaken, to enable lessons learnt, proper maintenance tracking and monitoring of the power station buildings, decrease future troubleshooting time and to minimize risk of unscheduled downtime;
  • Implements preventive and reliability-centered maintenance for the tools and equipment to minimize incidences of malfunction and downtime and to enhance the lifespan of tools and equipment;
  • Supports a safe work environment, by actively practicing the Company’s safety and health policy and promoting a culture of safety, among others, to prevent/reduce workplace incidents, accidents or injuries;
  • Updates the Facilities Supervisor on operational matters by providing briefings as necessary, and submitting detailed reports, to enable timely responses to issues and the implementation of improvement measures;
  • Remains current with emerging practices in Building/Architectural Technologies or Building Construction by participating in educational opportunities, reading professional publications, networking, among others, to enable meaningful contribution to the mandate of the Section; 
  • Liaises with Supervisors, Engineers, staff and contractors for the effective execution of job functions.
  • Performs any other job-related duties as may be assigned.

QUALIFICATIONS & EXPERIENCE 
  1. Associates Degree or other relevant certification in Building/Architectural Technology or Building Construction plus a minimum of two (2) years’ experience in a related field.
KNOWLEDGE, SKILLS AND ABILITIES
  • Fundamentals of general building maintenance including principles of carpentry, plumbing, painting, electrical works, ventilation and cooling systems;
  • General knowledge of and ability to interpret Company policies and standard operating procedures and relevant international financial reporting standards;
  • Broad job knowledge and/or technical expertise relevant to the job, and ability to provide sound advice;
  • Sound knowledge of the principles of locksmithing, building locking and security systems;
  • Strong knowledge and understanding of all safety rules of the trade;
  • Strong knowledge of Occupational Safety and Health practices and ability to follow safety rules and be aware of the safety of others in the area;
  • Ability to safely and efficiently operate a wide variety of hand and power tools;
  • Effective oral and written communication and active listening skills;
  • Ability to read, interpret and work from plans, drawings and specifications;
  • General problem-solving and decision-making skills, and ability to manage time in a dynamic environment, meet deadlines and remain calm under pressure;
  • Effective team player with a high level of emotional intelligence and interpersonal skills;
  • Ability work at a high degree of accuracy and attention to detail;
  • Strong computer literacy skills; ability to use software for applications such as word processing, spreadsheets, databases and presentation programmes;
  • Ability to integrate Company core values throughout all business practices;
  • Ability to effectively develop and maintain relationships with management, staff and customers.
